
A commercial rewire is not simply a matter of replacing old cables. It affects how safely your people work, whether essential systems stay operational and how confidently you can demonstrate compliance. This commercial rewiring checklist helps business owners, landlords and property managers plan the work properly, avoid costly disruption and leave the building ready for its next stage of use.
The right scope depends on the premises. A small office refurbishment, a retail unit change of use and a multi-let commercial building each place different demands on the electrical installation. A detailed assessment before work begins is the difference between a controlled project and repeated variations once ceilings, walls or floor voids are opened.
Before specifying a rewire, arrange a thorough site survey by a competent electrician. The survey should establish the condition, age and capacity of the existing installation, as well as the way the building is actually used. Drawings can be useful, but they do not always reflect later alterations, undocumented circuits or changes made by previous occupiers.
An Electrical Installation Condition Report (EICR) may be the appropriate starting point where the condition of the installation is uncertain. It identifies defects, deterioration and areas requiring further investigation. However, an EICR is not automatically a rewiring specification. A property can pass aspects of an inspection while still lacking the capacity, circuit layout or flexibility needed for a new tenant, increased occupancy or modern equipment.
During the survey, your electrician should consider the supply arrangement, main earthing and bonding, consumer units or distribution boards, cable routes, containment, outlets, lighting and protective devices. They should also identify any materials or access issues that may affect the programme, including asbestos surveys where relevant.
The most effective rewiring projects are designed around the operation of the premises, not just the equipment currently plugged in. Think about what the building needs to support over the next several years. A low-energy LED lighting upgrade, additional desk positions, electric heating, air conditioning, commercial kitchen equipment or EV charging can all change the electrical demand considerably.

Allowing spare ways in distribution boards, suitable containment capacity and practical access to cable routes can be far less expensive than reopening finished areas later. Commercial electrical work must be designed, installed and tested to the relevant requirements, including BS 7671. Depending on the property and scope, other duties may apply around fire safety, emergency lighting, building control and landlord responsibilities. Your contractor should explain what certification will be issued and what responsibilities remain with the dutyholder or building manager.
For occupied premises, continuity is often the biggest practical issue. A full shutdown may be acceptable for a vacant unit, but not for a clinic, shop, office or managed building with tenants. In those cases, the work may need to be phased by floor, department or circuit, with planned isolation periods outside normal trading hours.
Temporary supplies can keep critical equipment running while permanent circuits are replaced, but they need the same careful management as the main installation. Identify essential loads early. This may include emergency lighting, fire alarm systems, security equipment, IT infrastructure, refrigeration, pumps or access systems. Never assume a circuit can be isolated without checking what else it serves.
A clear programme should set out the sequence of work, isolation dates, access arrangements, noise or dust controls and responsibilities for communicating with staff, tenants and other contractors. For refurbishment projects, electrical works must also be coordinated with builders, decorators, ceiling installers, data contractors and HVAC teams. Poor coordination is a common cause of damaged cables, inaccessible junctions and delayed handovers.
A transparent quotation should make clear what is included, what is excluded and where assumptions have been made. This is especially important in older London and Kent properties, where concealed conditions can affect cable routes, containment requirements and the condition of existing infrastructure.
Ask for confirmation of the proposed distribution arrangement, circuit schedules, protective devices, cable containment and intended locations for outlets and controls. If the project includes emergency lighting, fire alarms, data cabling or EV charging, make sure these are included in the scope rather than treated as afterthoughts.
The design should also consider maintainability. Distribution boards need safe access. Isolation points should be clearly located and labelled. Equipment installed above ceilings or within risers must remain reachable for inspection and repair. A tidy installation with correct identification helps facilities teams respond quickly when a fault occurs and reduces risk during future alterations.
Once work is underway, regular communication matters as much as technical skill. Your contractor should keep you updated on progress, unforeseen findings and any changes needed to preserve safety or compliance. If additional work is discovered, it should be explained clearly with the cost and programme impact before proceeding wherever possible.
Good site management includes protecting finished surfaces, controlling dust, keeping work areas safe and maintaining secure access. Where the building remains occupied, cables, tools and temporary works must be managed carefully to protect employees, visitors and tenants.
Do not overlook the final details. Socket outlets should be positioned for how desks, counters and equipment will actually be arranged. Lighting controls should make sense for the people using each space. Labels should be accurate and durable. These practical decisions affect day-to-day usability long after the installation team has left site.
Testing is not an optional final step. New and altered circuits must be inspected and tested before they are put into service. This verifies that protective measures operate correctly and that the installation is safe for normal use.
At handover, retain the Electrical Installation Certificate, test results, circuit charts, distribution board schedules and any relevant manuals or commissioning records. If emergency lighting, fire alarm systems or data infrastructure have been installed, keep their records together in an accessible building file. Landlords and managing agents should also ensure the documents can be passed to future occupiers or maintenance providers.
Walk through the completed installation with the electrician before final sign-off. Confirm that outlets, isolators, lighting controls and distribution boards are labelled correctly, that agreed snagging items have been resolved and that you understand any recommended inspection or maintenance intervals.
A commercial rewire is a chance to make a property safer, more efficient and easier to manage. With a properly defined scope, sensible phasing and complete certification, the project becomes an investment in reliable day-to-day operation rather than a source of avoidable disruption.
