EV Charging at Home and Work Made Simple

A home charger can make owning an electric vehicle far more practical, but EV charging is not simply a case of fitting a unit to an outside wall. The right solution depends on how you use the vehicle, the available electrical supply, your parking arrangements and the condition of the existing installation. A proper assessment protects your property, supports reliable charging and avoids expensive alterations later.

For homeowners, landlords and businesses across London and Kent, the best starting point is to plan the electrical work around real day-to-day use rather than choosing a charger based on appearance or headline charging speed alone.

What affects the right EV charging setup?

Most domestic properties are well suited to a dedicated wall-mounted charge point, particularly where there is private off-street parking. A standard 7 kW charger is often the practical choice for a typical UK home with a single-phase supply. It can usually replenish a vehicle overnight, which suits drivers who return home in the evening and leave again in the morning.

Faster charging is not automatically better. A 22 kW unit requires a three-phase supply, and many homes do not have one. Even where three-phase power is available, the vehicle itself must be able to accept that charging rate. Installing equipment that cannot be used to its full capacity adds cost without improving the everyday experience.

The location of the parking bay matters just as much. Cable routes should be safe, tidy and protected from damage, especially where the charger is fitted at the front of a property or beside a driveway. A charger should not create a trip hazard, obstruct access or rely on a cable crossing a public pavement. If parking is on the road rather than within your boundary, a home installation may not be appropriate without a lawful, safe arrangement.

Your electrician will also consider the consumer unit, earthing arrangement, cable route, supply capacity and the combined demand of other high-load equipment. Electric showers, heat pumps, induction hobs, hot tubs and workshop equipment can all affect the design. This is why a site survey is more valuable than a one-size-fits-all quotation.

Safe EV charging starts with the electrical supply

An EV charger is a substantial and sustained electrical load. It should be supplied by a dedicated circuit designed for the charger, rather than connected through an extension lead or an unsuitable existing outlet. Portable charging leads can have a place for occasional use, but they are not a long-term substitute for a correctly installed charge point.

The electrical installation must be assessed before work begins. Older consumer units may lack the protection or spare capacity required for a new circuit. In some cases, an upgrade or replacement is the safest route. In others, the existing board is suitable once the correct protective devices are installed.

Modern EV installations also need careful attention to earthing and protective measures. This is particularly relevant on many UK TN-C-S supplies, where protection against certain fault conditions must be built into the charger or installation design. These details are not optional technical extras. They are central to safe operation and compliance with current electrical requirements.

Where required, the distribution network operator may need to be notified about the new load. A competent installer can identify this during the planning stage and explain what is needed before the installation proceeds.

Choosing a charger for your routine

The best charge point is one that works reliably with your vehicle, property and routine. For many households, smart functionality is useful because it allows charging to be scheduled for overnight periods or around lower electricity tariffs. It can also help you see consumption and manage charging from an app.

However, app features should not be the only consideration. The charger should have dependable hardware, suitable weather protection and a clear warranty. If your internet connection drops out, it should still be possible to charge the vehicle safely. The ideal level of smart control depends on whether you want simple scheduled charging or need to manage several household loads.

Tethered chargers have a fixed cable attached, making daily use quick and convenient. Untethered chargers have a socket, so you use the cable supplied with the vehicle. A tethered unit is often easier for regular home charging, while an untethered option can look neater and may suit households with different vehicles. Neither is universally better.

Cable length also deserves attention. It needs to reach the vehicle charging port comfortably without being stretched across a walkway or driveway. A few minutes spent checking where the vehicle will normally park can prevent an inconvenient installation.

EV charging for landlords and managed properties

For landlords, electric vehicle provision can make a rental property more attractive, but responsibilities need to be clear before installation. In a single dwelling with private parking and a dedicated supply, the arrangement is relatively straightforward. In converted buildings, HMOs and blocks of flats, it can be more complex.

The key question is who pays for the electricity. Where a charger is connected to a tenant's own metered supply, usage is easier to account for. Shared supplies need a clear metering and billing arrangement, particularly where several residents may eventually request charging.

Property managers should also think beyond the first unit. Installing containment, spare capacity or an appropriately sized submain during planned works can be more cost-effective than reopening walls, paving or communal areas for every new request. This does not mean every site needs multiple chargers immediately. It means the infrastructure should be considered before capacity becomes a problem.

Landlords must continue to meet their wider electrical safety obligations. An EV charger forms part of the electrical installation and should be installed, inspected and documented properly. Retaining certification and records helps demonstrate that the work was completed to the required standard.

Workplace charging needs a broader plan

Workplace EV charging can support staff, visitors, fleet vehicles and company operations, but it needs more than a row of charge points in the car park. Businesses must assess their available supply, peak demand, parking policy and future growth.

A small office may only need one or two chargers for staff. A depot, showroom, hotel or multi-tenant commercial site may need a phased system with several charge points, user access controls and reporting. The demand profile is different too. Workplace vehicles may charge during business hours, when lighting, machinery, air conditioning or catering equipment are already drawing power.

Load balancing is often the practical answer. It allows available capacity to be shared intelligently between chargers, reducing the risk of overloading the supply while avoiding unnecessary network upgrades. For sites with fleet vehicles, charging schedules can prioritise vehicles that need to leave first or those with the lowest battery level.

Commercial installations should also be designed with access and durability in mind. Consider bollards or other physical protection where chargers are close to vehicle routes, suitable signage, cable management, and whether users require RFID or app-based authorisation. A well-planned system is easier to manage and less likely to cause disputes over access or electricity costs.

What a professional installation should include

A reliable installation begins with a survey and a clear quotation. The quote should identify the charger location, cable route, electrical protection, any consumer unit work, groundworks and possible extras such as mounting posts or protective bollards. If there are unknowns, such as concealed cable routes or limited supply capacity, they should be explained before work starts.

Installation should then be carried out by a competent electrician, followed by testing and certification. The work must comply with the relevant requirements of BS 7671 and, where applicable, Building Regulations. You should receive the appropriate electrical documentation once the work is complete.

Avoid choosing solely on the lowest quoted figure. A low price may exclude essential electrical upgrades, testing, certification, cable length or making good after groundworks. A transparent quote makes it easier to compare like for like and understand the full cost of the project.

When should you arrange an electrical survey?

Arrange a survey before buying a charger if your property has an older consumer unit, you are planning a renovation, your parking position may change, or you intend to install a heat pump, solar system or other major electrical equipment. The same applies if lights dim, breakers trip, or you are unsure about the condition of your wiring.

For commercial and rental properties, early planning is especially worthwhile when car parks are being resurfaced, new units are being developed or wider electrical upgrades are already scheduled. Combining work can reduce disruption and help ensure the final system has capacity for future demand.
